Aurelle of Tampines EC is a new executive condominium located right at the heart of Tampines Town by Sim Lian Land and Sim Lian Development. The Housing and Development Board (HDB) announced on October 9 that the executive condominium (EC) site located at Tampines Street 62 (Parcel B) has been successfully awarded to Sim Lian Land and Sim Lian Development. The winning bid for the site was $543.28 million, equivalent to $721 per square foot per plot ratio (psf ppr).
The competition for Aurelle of Tampines, Street 62 site was fierce, drawing seven bidders by the time the tender closed in July. The site covers 301,392 square feet and is approved for up to 700 residential units. It is conveniently located next to Tenet, a 618-unit EC developed by Qingjian Realty, Santarli Realty, and Heeton Holdings, which themselves secured the adjacent site in August 2021 for $422 million, or $659 psf ppr.
The strong sales performance of Tenet last year likely boosted developers’ confidence in the market potential of the area at Aurelle EC, evidenced by the brisk uptake of 616 of its units at an average price of $1,382 psf as of October 10. Additionally, the strategic location of the Parcel B site within a mature estate, close to the Tampines North MRT Station and a future mixed-use development at Tampines Avenue 11, adding to Aurelle EC attractiveness.
